The Edmonton home buying experience is an exciting time but it can also be very stressful.

Before you start looking for an Edmonton home here are some ‘what not to dos’ in order to make the process as easy and enjoyable as possible. 

Not Getting Help

There are too many Edmonton home buyers out there who think that they can do everything on their own. They are the ones who are not willing to make the commitment to be helped which is a big risk that they can inflict upon themselves.  Why wouldn’t a buyer want to be assisted by a real estate agent who has years of experience in buying and selling Edmonton properties?  Boost your chances of getting that Edmonton dream house by hiring an agent who will assist you in any way possible.

Not Gaining Pre-approval

If you are not pre-approved, it may appear to everyone involved in the process that you are not a serious buyer. You will get little to no attention from sellers. But by getting yourself pre approved, you will know how much you can really afford when looking for an Edmonton house and you will be taken seriously.  Staying pre-approved  during the process which can take awhile will make things easier when you finally find the right one.

Not Making Sudden Decisions

Do not make any sudden decisions like quitting your job, buying a new car or opening new credit lines prior to possession because this can jeopardize the transaction. Take your time and take advice from your agent for the best course of action which will not have an ill effect on the buying process.

Not Overpaying

Some Edmonton properties are at very competitive price points and they are receiving multiple offers.  There are some buyers willing to pay extra to out bid other buyers. Lenders may take heed with a buyer who is willing to pay far beyond the appraisal value of an Edmonton house. The buyer may get rejected for a mortgage outright.

Not Hiding From Your Agent

You hire a real estate agent for a reason so don’t hide anything from them. If you have any questions, concerns, wants and needs with the Edmonton buying process then tell it to your Realtor. How will they know that you want a pool, porch or a game room in the Edmonton house that you are looking for unless you tell them? By telling what you want and don’t want in an Edmonton house, searching for the right Edmonton home will become straightforward. 

You can’t win if you are not prepared. By giving your very best even if you don’t win at first will give you the courage to carry on with what you are looking for. The day will come when you will find the right house at the right price and it will be yours because you have prepared for that day!!
